A dialogue with the Talang-talang Island beyond

In the recent PAM Awards, this project by AkiEdge Sdn Bhd was awarded a Commendation in Mixed Commercial Development category.

"Carefully mediating contemporary coastal hospitality through naturally ventilated circulation spaces, deep balconies and layered tropical landscapes, the development establishes a cohesive seaside environment responsive to climate and the South China Sea.“ - Jury Citation

Located along the serene coastline of Sematan, Sarawak, Roxy Beach Resort is a mixed development by Tecktonic & Sons Holdings designed to enhance the town’s tourism potential. The integrated masterplan combines serviced apartments, a 3-storey hotel, banquet hall, and retail podium, creating a cohesive destination that embraces the beauty of the South China Sea and its natural surroundings.

A beach development that is welcome by the South China Sea and vast blue sky

The serviced apartment complex comprises three 7-storey blocks designed to blend modern architecture with the tropical coastal setting. Featuring vent blocks, off-form walls, and integrated greenery, the façade creates a living connection with nature. Open corridors promote natural ventilation and lighting, reinforcing the resort’s tropical identity.

Overall Floor plan

The complex offers 186 units designed for comfort and functionality, with spacious layouts, efficient planning, and glass-railed balconies that connect residents to the outdoors. Overlooking the South China Sea and Talang-Talang Islands, the apartments provide uninterrupted coastal views, while penthouses offer elevated living spaces with private balconies.

Conserve the relationship between the natural surroundings with the development in close proximity

Anchoring the development at ground level is a continuous commercial podium, catered to various types of shops, spanning across the three linear blocks. The mix of cafés, restaurants, and convenience stores provides ample choices, creating a vibrant and convenient retail experience for residents, hotel guests, and visitors alike. Large glass doors and curtain walls are used along the north façade, allowing the shops to visually and physically extend onto the terrace in front, creating depth of views from the green landscape to the blue sea beyond the sandy beaches, thus activates the beachfront frontage.

South facing façade of the Roxy Hotel

Adjacent to the serviced apartments, the 3-storey Roxy Hotel introduces the hospitality component of the development, combining hotel accommodations with a banquet hall. The ground floor features communal spaces designed for interaction and leisure, with a high-ceilinged drop-off area framing the sea horizon as the first arrival experience.

At the heart of this level lies the pool area, featuring a 50-meter lap pool for adults and a children’s pool. The hotel houses 70 rooms, including standard layouts, suites, and luxurious presidential suites. Each room is designed to provide guests with comfort and privacy while maintaining a strong connection to the natural surroundings. Private balconies overlook either the mountains or the sea, ensuring that every guest has access to stunning vistas.

Grand lobby entrance towards the blue vista

The banquet hall accommodates up to 1,000 guests, positioning Roxy Beach Resort as a key destination for events and celebrations in Sematan. Its double-volume pre-function hall features full-height glazing that brings natural light into the space while framing panoramic views of the ocean. Designed for flexibility, the hall can be adapted for conferences, corporate functions, and wedding receptions.

As part of the integrated coastal development, the hotel, banquet hall, serviced apartments, and retail podium work together to create a vibrant destination that supports tourism, community engagement, and Sematan’s socio-economic growth.
